Well here we are and after waiting all those weeks for the leasing agent to return from vacation his reply was that the landlord didn't approve of our business use. Wait what ? Is it because I'm a Woman ? Or did he think serving a Gluten, Sugar and Seed Oil Free menu wasn't sustainable ? lol.
This process of trying to pitch my business to countless leasing agents/landlords has been so draining. I can only compare it to going on endless job interviews; Application's, Introductions, tours of the facility, having your hopes up, spending nights falling asleep to the idea of it all, then something about it ending up not meant to be..
We just had a letter of intent accepted today for a 15 year lease. Only after just starting to review the lease to see one of the first segments stipulate that at any time in the FIFTEEN YEAR LEASE they can give us THIRTY days notice that they are MOVING our business to any random location in the city (for no reason needed)... SAY WHAT ?????
So yeah let me get this straight.. There is zero Tenant Improvement allowance going towards the build out of the space, zero warranty on a walk in cooler that hasn't operated in years and I'm going to be taking out a SBA loan plus using our savings to renovate your location at close to 100k $$$ with new signage and add a new kitchen hood and gas line for you to randomly move us somewhere of your deciding on a whim? Oh customers would absolutely love that !
Obviously some negotiation on that lease needs to happen for it to even make business sense.
Womp Womp. So here we are with a stellar business plan, die hard guests that crave a dine in safe meal and a tiny bakery that you can stand up and eat your pizza inside of or dine "in car".
I wont give up- one of my mentors told me years ago that one of my key qualities was how tenacious I am. There's the perfect new home for us out there, a mix of vintage charm coupled with parking - its just gotta be.
